Luxhabitat analysis reveals that there has been a rise in transactions in the Emirates Hills area since Q1 last year .

LUXHABITAT, Dubai’s exclusive luxury real estate company has conducted an analysis on residential properties above AED 5 million sold in the first quarter of 2015. This analysis reveals that there was a remarkable increase in Emirates Hills sales compared to the first quarter last year in 2014.

HIGHLIGHTS:

1) In the first quarter of 2015, REIDIN reports that the total value transacted of luxury residential properties above AED 5 million was AED 1.6 billion.

2) Out of the value transacted, Emirates Hills accounted for AED 241 million, second only to the Palm Jumeirah that sold AED 516 million worth of luxury properties above AED 5 million.

3) Emirates Hills sold three times more property this first quarter compared to the first quarter of 2014.

4) The area with the highest average transaction per villa was Emirates Hills at AED 34.49 million. Emirates Hills also offered the highest average built-up area (BUA) at 15,166 square feet.

5) The most expensive property sold in the first quarter of 2015 in Dubai was a 19,698 square feet villa in Emirates Hills at AED 60 million.

In the first quarter of 2015, the number of properties sold above AED 5 million exceeded 179 units, of which 24% were from the Palm Jumeirah area. In terms of value transacted, the Palm Jumeirah also reported the highest with AED 516 million. The Emirates Hills area, however reported the second highest value of transactions, with AED 241 million villas sold in the first quarter at an average price of AED 34.5 million, the highest average price per property above AED 5 million sold in the first quarter. The highest average size per square foot was also from the Emirates Hills area at 15,166 square feet.

Analysis from LUXHABITAT reveals that Emirates Hills villas sold three times as many villas this quarter in comparison to Q1 last year. The most expensive property sold in the first quarter of 2015 in Dubai was a 19,698 square feet villa in Emirates Hills at AED 60 million.

NUMBER OF PROPERTIES ABOVE AED 5 MILLION TRANSACTED IN EMIRATES HILLS

The number of transactions as well as the price per square foot appears to have stabilised in the Emirates Hills area for 2015.
