It's hard to fault the Dubai Marina, with its wondrous views, beautiful yachts and remarkable high rise towers. The bustling area offers a modern, metropolitan lifestyle to its residents. Besides this, it also encompasses the Jumeirah Beach Residence community that enjoys 365 days of beach access. Of course, living in this community not only means you're living amongst the elite, it's a place that offers plenty to both singles and their families. 

However, with several towers to choose from, one might wonder how to maim the traffic in Dubai Marina or Jumeirah Beach Residence (JBR), invest in a good quality apartment as well as pay a decent maintenance fee that isn't too exorbitant. 1) Location, Location, Location

Owing to Dubai Marina and JBR making its space in Dubai as an eminent tourist destination in addition to the sheer growth of the city's population makes this area quite crowded. To avoid traffic and still enjoy the benefits that these communities have to offer, your best bet in this case is to pick a residence in the tower that allows you easy access in and out of the area.

"For JBR, Murjan is a good option." suggests Daniel. "It also is a good option for Islamic residents as it houses a mosque. Even in terms of quality, Murjan towers 2 and 3 are the best you can get in JBR. The entire cluster of six towers (Murjan, Shams, Amwaj, Rimal, Bahar, and Sadaf) by far have superior quality in the whole area." 

In the case of the Dubai Marina, Brigitte claims Trident Grand, Botanica and Al Bateen are good options if you want to avoid the traffic. Besides this, Marina Keys is one of the better locations on the Dubai Marina. "Marina Quays has one of the best locations as it's right on the Dubai Marina and provides easy accessibility to the tram", says Brigitte. If you are a fan of space, then an average two bedroom apartment in Emirates Crown can span up to 2,600 square feet. In comparison, an average Dubai Marina two bedroom unit is between 1,400 and 1,600 square feet.

2) For The Best Views

Most buildings in the Marina have really good views of the Palm Jumeirah, provided that you're situated higher up, claims Brigitte. However, bear in mind that you need to pay a higher premium for a better view. Al Bateen has a great view of the Dubai eye, which is a landmark set to be the world's biggest ferris wheel.

Daniel suggests due to the multiple projects that are up and coming in JBR, just the view should not be the sole reason for picking the apartment.

3) Service Charges

In the case of service charges, the Emaar six towers offers one of the lowest at a current rate of AED 13/ square feet; informs Brigitte. "The presence of a strong homeowner's association has helped keep the rates down."

4) The Perks

Living in one of the busiest metropolitan communities in Dubai has its perks. For example, al Bateen is the only development with a private beach, full sea views and an alcohol licence.

"In JBR, every second cluster has either a mosque or a gym as part of their facilities," says Daniel. Besides this, all residents get 20% off all hotels and restaurants in the vicinity.

5) Off Plan Options

The Dubai Marina will be at your doorstep in Marina Gate.

Both JBR and Dubai Marina are constantly peppered with new developments. The most notable of which is Marina Gate, a project that is expected to be completed mid-2018. This project is made out of three towers and has direct access to the Marina berths. 

If you are looking for a completely new locality with a Marina, Dubai Maritime City is also a valid option.
