LW Design Group (www.lwdesigngroup.com) considered the best of the best in Architects here in Dubai, the developer has partnered with LW Design for this entire project. Most of the sample the client will see at LWD. They have spec'ed the villa from A to Z.

The Developer
The developer AA Real Estate & Development Co LLC is a new company. This project is their first project in Dubai but definitely not its last. The company is very professional and is always seeking advice with the very best parties.

On this specific project on Palm Jumeirah they have asked the best regional architect LW Design who did some well-known projects like Monte Carlo Beach Club, Budha Bar, Toro Toro, etc.

The engineer DEC is as well an established company in the UAE who got recently the contract for Structural & MEP for the new Atlantis Hotel on Palm Jumeirah.

The developer is financially sound as the land is fully paid and no finance has been required for the construction. In my opinion this is very rare on a 350-400M aed value of a project.


Escrow:
The project has been fully approved by RERA and is also listed on its website. The project is registered under number 1602. The Commercial Bank of Dubai has give us the escrow account, which is monitored by RERA. This means: when your client is paying an instalment on his villa, he is paying into this account. The developer can only take money out of this escrow account with an invoice related to the project!

Specifications & Finishings:
LW Design has specified the entire project & finished. This company is well-known for the high end project like some famous hotels & restaurants. This company has designed in the past years also some very high end villas. I recommend to have a meeting with the architect team & client for the client to understand the level of quality and finished.

The company Finasi will be responsible for the finishes. They have done amazing work on villas in Palm Jumeirah & Emirates Hills.

For the kitchen & wardrobe we choose also Finasi as their sister company is supplying Dada Kitchens. Their show room is on the Dubai Airport Road. Their standard is very high! The equipment for the kitchen is top line of Miele or Gaggenau. You cannot get better! The smart home system will be done by Lutron. Looking at these brands in the villas, anyone will understand that we aim for a very high standard.

That's why it may be the best to sit with LW Design to explain your client what they can expect.

The developer is very confident to have sold all 5 villas before the completion of the project. The project is simply the very best on The Palm.

The sizes are unique for the Palm with Build up areas ranging from 13.000 - 14.500 sqft.

Tip have double insurance: first the contractor is giving a 10 year guarantee but on top of that Allianz is giving the same.

Additionally:
The developer has made a contract with Allianz that upon completion of the project Allianz will give as well 10 year guarantee on the project.

During construction a company called Bureau Veritas (world leaders in Inspection & Certification) will inspect on a weekly basis the construction and reporting this to Allianz.

Finally, all 5 villas will have the insurance & guarantee of Allianz.

**Allianz is a top five investment/insurance company, so this investment from our humble perspective would be pretty secure.
