Al Maryah Island
A waterfront financial district where business, lifestyle and luxury living converge.
Al Maryah Island occupies a unique position within Abu Dhabi's urban landscape. Conceived as the capital's financial centre, it has evolved into a sophisticated mixed-use district where global finance, luxury hospitality and waterfront living coexist within a highly walkable environment.
Located between the city centre and Al Reem Island, the island combines Grade A offices, luxury residences, internationally recognised healthcare and some of Abu Dhabi's finest retail and dining destinations. While areas such as Saadiyat Island are defined by culture and Yas Island by leisure, Al Maryah has become synonymous with business, convenience and cosmopolitan city living. Today, it stands as Abu Dhabi's closest equivalent to global financial districts such as DIFC in Dubai or Canary Wharf in London.

The Neighbours
Al Maryah Island attracts a distinctly international and highly professional community. Senior executives, entrepreneurs, wealth managers and professionals working within Abu Dhabi Global Market and the wider financial sector make up a significant proportion of residents.
The presence of world-class healthcare and luxury hospitality has also attracted medical professionals, consultants and international business travellers seeking a more connected urban lifestyle. Unlike the family-oriented communities of Saadiyat or Yas, Al Maryah tends to attract residents who prioritise convenience, walkability and proximity to work.
Many residents are drawn by the ability to move seamlessly between office, restaurant, gym and home without ever needing to leave the island.
What to Expect
Life on Al Maryah Island revolves around convenience. Few communities in Abu Dhabi offer the same level of integration between work, leisure and residential life, creating an environment where daily commutes can often be measured in minutes rather than kilometres.
The island is home to the Abu Dhabi Global Market (ADGM), one of the region's leading international financial centres and one of the largest financial districts operating under English common law anywhere in the world. This concentration of global banks, investment firms and family offices has helped shape the island's identity as Abu Dhabi's business capital.
Outside office hours, the atmosphere shifts noticeably. The waterfront promenades become active with residents and visitors, while restaurants and cafés spill onto terraces overlooking the channel separating Al Maryah from the city centre. Despite its commercial role, the island manages to feel remarkably pedestrian-friendly by regional standards.
Retail plays a central role in daily life. The Galleria has evolved into one of Abu Dhabi's premier shopping and dining destinations, bringing together luxury boutiques, international brands and some of the capital's best restaurants under a single roof. Combined with the presence of luxury hotels such as Rosewood Abu Dhabi and Four Seasons Hotel Abu Dhabi, the island has developed an atmosphere that feels distinctly international.
Healthcare is another defining feature of the community. Cleveland Clinic Abu Dhabi has established the island as one of the region's leading healthcare destinations, bringing an additional layer of convenience and reassurance for residents.
What Not to Expect
Al Maryah Island is not designed for buyers seeking large villas, quiet suburban streets or resort-style living. Residential options are predominantly vertical, and the pace of life is more closely aligned with international business districts than traditional family communities. Those prioritising beaches, schools and open green spaces may find neighbouring Saadiyat Island or Yas Island better suited to their lifestyle.
Architecture
Architecture on Al Maryah Island is unmistakably contemporary and urban in character. Glass façades, striking skylines and waterfront towers dominate the landscape, creating one of Abu Dhabi's most recognisable cityscapes.
The residential offering is centred around luxury apartments, serviced residences and penthouses, many designed to maximise views across the waterfront and Abu Dhabi skyline. Interiors typically favour open-plan layouts, floor-to-ceiling glazing and hotel-inspired amenities that reflect the island's premium positioning.
Landmark buildings such as ADGM Square, Cleveland Clinic Abu Dhabi, Four Seasons Hotel Abu Dhabi and Rosewood Abu Dhabi have become architectural anchors for the district, helping define its identity as Abu Dhabi's modern business centre.
Although Al Maryah is already a mature district, significant expansion is still planned. The recently announced AED 60 billion expansion by Mubadala and Aldar will introduce approximately 3,000 new waterfront residences, additional office space and new hospitality destinations, reinforcing the island's position as Abu Dhabi's premier financial and lifestyle district for years to come. Upcoming projects such as W Residences Abu Dhabi — Al Maryah Island and the northern waterfront expansion will play an important role in shaping its next chapter.
