Discovery Dunes is a private residential and golf community by Discovery Land Company in Dubai South, marking the US-based developer and operator's first destination in the Middle East. The current Discovery Dunes website describes it as the region's first 18-hole course, designed by Tom Fazio, and positions the golf experience as one of the community's defining elements.
The residential component is planned to provide substantial privacy while giving owners considerable freedom to create their homes. The masterplan includes turnkey luxury residences alongside different categories of residential land plots, with homesites positioned to preserve views and create an estate-like environment. The brochure's Custom Estate Land Plots range from approximately 36,746 to 73,119 sq. ft., while Lifestyle Estate plots range from approximately 22,667 to 51,681 sq. ft. Larger plots can also be combined to create extensive private residences or family compounds.
Turnkey Dune Villas provide another route to ownership. Designed in collaboration with Olson Kundig and Killa Design, these residences feature contemporary architecture, natural light and configurable elements that allow homes to respond to individual lifestyles. The brochure places the Dune Villas at approximately 6,900 to 10,300 sq. ft. on smaller Lifestyle Estate plots, while larger homes can extend to approximately 14,870 sq. ft. Residents and members can use the lake for swimming and paddleboarding, while the adjoining event lawn is planned for activities ranging from yoga and outdoor cinema to gatherings around communal firepits. An organic farm and greenhouse will use vertical farming and other agricultural techniques to produce fruit and vegetables year-round.
Discovery Dunes also extends its member experience into central Dubai through Discovery Downtown, a private city club on the 23rd floor of The Dubai EDITION. The club offers views of Burj Khalifa and includes a restaurant and lounge, bar, private dining room, work areas, indoor-outdoor terrace, and golf simulator.
