About One River Point

One River Point is a waterfront residential development by Ellington Properties and Dutco in Business Bay. The project sits on a triangular canal-facing plot and includes 295 freehold homes across a 37-storey residential tower. Unit sizes range from about 487 sq. ft. to more than 5,800 sq. ft. for the largest penthouse. The project was launched in October 2023, with construction starting shortly after, and completion planned for Q3 2027. One River Point is part of its partnership with Dutco under the Dutco Ellington brand. The architectural plan places the tower toward the southwest side of Business Bay, facing the Dubai Water Canal. Large windows, balconies and modern interiors are designed to make better use of canal and skyline views. The development also includes landscaped outdoor areas, terraces, pool decks and open spaces around its amenity areas.

The project is positioned along the Dubai Water Canal, close to Downtown Dubai and the Burj Khalifa. Business Bay connects to major roads such as Sheikh Zayed Road and Al Khail Road, while Business Bay Metro Station on the Red Line provides public transport access. Dubai Mall, Downtown Dubai and DIFC are also within a short drive.

The development offers studios, one, two- and three-bedroom apartments, along with three-bedroom penthouses and four-bedroom duplexes and penthouses. The four-bedroom duplexes include private pools. The unit mix includes 19 studios, 94 one-bedroom homes, 146 two-bedroom homes and 31 three-bedroom residences.

Residents have access to two infinity pools, a children's pool, a fitness studio, a yoga studio, climbing facilities, an immersive room, indoor and outdoor children's play areas, pet facilities, barbecue areas, and a clubhouse. Food and beverage and retail spaces are also planned within the project. Healthcare options nearby include Emirates Hospital Clinics and Aster Clinic in Business Bay. Families can access schools within a short drive.

One River Point combines canal-front living with access to Business Bay's roads, offices, retail and leisure destinations. Its varied property mix, waterfront setting and broad amenity package make it a notable residential project within the community, with handover scheduled for 2027.
