St. Regis Residences Dubai Islands

The St. Regis Residences Dubai Islands introduces the St. Regis residential brand to Dubai's expanding waterfront property market. Developed by AVENEW Development in partnership with Marriott International, the project expands the developer's presence on Dubai Islands and marks its entry into branded residences.

The collaboration brings together AVENEW's residential development ambitions and St. Regis's international recognition. Founded in New York in 1904, the brand has built its identity around personalised hospitality, distinctive design and attention to service. Its expansion into the residential sector allows the brand to extend its identity beyond hotels into private homes.

Location is central to the development's proposition. Dubai Islands sits off the coast of Deira, bringing together five interconnected islands within a large-scale waterfront masterplan by Nakheel. The setting combines residential neighbourhoods with beaches, resorts, leisure destinations and marina facilities, while retaining access to the established districts of Old Dubai.

The wider masterplan is planned around more than 20 kilometres of beaches and an extensive waterfront network. Its five islands comprise Central Island, Marina Island, Shore Island, Golf Island and Elite Island, each intended to accommodate a different combination of residential, hospitality and leisure uses.

For residents, this creates a coastal setting with a different character from Dubai's more established waterfront districts. Proximity to Deira and the city's northern coastline also connects to traditional commercial areas, including the Gold Souk, while the road network links the islands to the wider city.

The St. Regis name provides the development with an established international hospitality identity. The relationship between the brand and the residential offering is an important part of its positioning, although the final residential specifications, interior design, amenities and service arrangements will define how this translates into everyday ownership.

As Dubai Islands continues to take shape, The St. Regis Residences adds another internationally recognised name to its growing residential and hospitality landscape. Its appeal lies in the combination of a waterfront address, a branded residential concept and a location that remains connected to the historic centre of Dubai.
