The Tides

The Tides by AMIS brings a relatively intimate residential scale to Dubai Islands, with just 83 residences arranged across a ground floor, two podium levels, eight residential floors, and a rooftop. The collection comprises one-bedroom apartments with study, two- and three-bedroom apartments, and a limited number of four-bedroom townhouses.

The architecture draws on its waterfront setting. The building is expressed through soft, flowing forms and layered terraces, creating a more fluid silhouette than the conventional rectilinear apartment block. The emphasis is on a relationship between architecture, natural light and the coastal surroundings, with floor-to-ceiling windows bringing daylight into the living and dining spaces.

The residences are delivered fully furnished, giving the development a more complete proposition from the outset. Apartment sizes start at approximately 812 sq. ft. for the one-bedroom-plus-study residences, 1,169 sq. ft. for two-bedroom apartments and 1,379 sq. ft. for three-bedroom apartments. The four-bedroom townhouses start at 3,560 sq. ft.

The townhouse collection provides a different residential format within the development, with substantially more space than the apartments. This creates a useful distinction within a relatively small project: compact residences for individuals and couples sit alongside larger homes intended for family living.

Amenity spaces are distributed across the building rather than concentrated in a single podium. The first floor introduces a landscaped environment with a Zen Garden, Nature Park, Five Senses Garden, jogging track, outdoor yoga and aerobics area, fitness centre, CrossFit and outdoor gym, bocce court, meditation pavilion and multipurpose space. The development also includes family-oriented elements, including a life-size board game.

The rooftop shifts the focus towards recreation and socialising, with an infinity pool, children's pool, splash pad, BBQ terraces, family lounge and outdoor cinema. Shaded seating provides additional space for spending time outdoors, reinforcing the project's coastal setting without relying solely on private balconies or terraces.

The wider setting is Dubai Islands, Nakheel's five-island waterfront destination off the coast of Deira. The masterplan encompasses more than 60 kilometres of waterfront and over 20 kilometres of beaches, along with parks, open spaces, hospitality, retail, dining, and leisure facilities. Road and sea links connect the islands to the mainland, placing The Tides in a waterfront setting while retaining access to the established districts of northern and central Dubai.

Location is one of the more distinctive aspects of Dubai Islands. Nakheel places the destination approximately 10 minutes from Gold Souq Metro Station, 20 minutes from Dubai International Airport and 24 minutes from Downtown Dubai. Its proximity to Deira and Dubai Creek also gives residents access to some of the city's oldest commercial and cultural areas, including the Gold Souk, Spice Souk, and traditional creekside districts.

The result is a residential development positioned between two sides of Dubai: the emerging waterfront environment of Dubai Islands and the established urban fabric of Deira and the wider city. For The Tides, that contrast is central to the proposition: a relatively small collection of homes with a strong emphasis on coastal setting, outdoor space and a slower residential rhythm, while remaining connected to the city.
