Palm Jebel Ali is taking another step towards becoming one of Dubai's major waterfront destinations with the release of 44 new beachfront villas on Frond F. Nakheel's latest collection comprises five-, six-, and seven-bedroom homes across 10 architectural designs, all positioned directly on the shoreline with beach access and views across the Arabian Gulf.
Nakheel describes the release as one of the final opportunities to purchase a new beachfront villa on Palm Jebel Ali's residential fronds, making the limited collection particularly notable as construction across the destination progresses towards its first phased handovers.
A Limited Collection of Beachfront Villas
The new release brings together Nakheel's Beach Collection and Coral Collection, offering a range of villa sizes and designs across Frond F.
The Beach Collection includes five- and six-bedroom villas ranging from approximately 7,500 to 8,500 sq ft. The larger Coral Collection comprises six- and seven-bedroom residences measuring approximately 11,500 to 12,500 sq ft.
Across the 44 homes, 10 architectural designs were created in collaboration with NAGA Architects, SAOTA, LW Design Group and LOCI Architecture. The designs focus on natural light, privacy and indoor-outdoor living, while the beachfront setting gives every residence direct access to the shoreline and views of the Arabian Gulf.
Palm Jebel Ali Moves Towards Its First Handovers
The release comes as construction continues across Palm Jebel Ali ahead of the first villa handovers, which are scheduled to begin in late 2026 and continue through 2027.
According to Nakheel, the developer has awarded more than AED 13 billion in construction and infrastructure contracts for the development to date. Work is progressing on 544 villas across Fronds A to F, while another 728 villas across Fronds K to P have reached the internal and external finishing stage.
The latest release therefore arrives at an important stage for Palm Jebel Ali, as construction moves forward across its residential fronds and the first homes approach completion.
A Large-Scale Waterfront Destination
Palm Jebel Ali will span seven islands and 16 fronds, with approximately 120 kilometres of coastline and more than 90 kilometres of beachfront.
The wider community is planned to include a 9,000-square-metre retail centre and a Friday Mosque designed by Skidmore, Owings & Merrill, with capacity for up to 1,000 worshippers.
The masterplan's scale distinguishes Palm Jebel Ali within Dubai's waterfront landscape. The combination of extensive beachfront, multiple residential fronds and planned community infrastructure is intended to create a destination that extends well beyond its individual villas.
