Fahid Island

A wellness-focused island community shaped by beaches, mangroves and waterfront living.

Positioned between the cultural shores of Saadiyat Island and the entertainment destination of Yas Island, Fahid Island represents the next chapter of Abu Dhabi's waterfront evolution.

Unlike many master-planned communities in the region, the island has been designed around wellness, walkability and nature from the outset. Mangrove forests, beaches, parks and waterfront promenades are intended to form part of everyday life rather than amenities on the edge of a development. As Abu Dhabi's newest island destination takes shape, Fahid Island is positioning itself as a lower-density, lifestyle-led alternative to the capital's more established waterfront communities.

Location Map

Fahid Island occupies one of the most strategic positions in Abu Dhabi, located directly between Yas Island and Saadiyat Island along the E12 coastal corridor. Residents benefit from quick access to the capital's cultural, leisure and business districts while remaining removed from the intensity of city living.

Closest transport

  • Direct access to Sheikh Khalifa Bin Zayed Highway (E12).
  • Zayed International Airport is approximately 15 minutes away.

Closest schools

  • King's College School Wimbledon Abu Dhabi (planned on Fahid Island).
  • Cranleigh Abu Dhabi on nearby Saadiyat Island.

Closest hospitals

  • HealthPlus Family Clinic Saadiyat Island.
  • Bioclinic Medical Center Yas Island.

The Neighbours

Although still in its early stages of development, Fahid Island is expected to attract a demographic similar to those found in the more established communities of Saadiyat Island and Emirates Hills rather than the higher-density districts of central Abu Dhabi.

Families seeking access to international schools, entrepreneurs, business owners and international buyers looking for second homes are likely to form the core of the community. The island's emphasis on wellness, sustainability and outdoor living may also appeal to buyers relocating from Dubai's beachfront communities who are seeking more space and a slower pace of life.

Given the relatively limited supply of waterfront homes planned for the island, the community is likely to remain predominantly owner-occupied and residential in character.

What to Expect

Life on Fahid Island is expected to revolve around the outdoors. Beaches, mangrove boardwalks, running tracks and cycling routes have been integrated into the masterplan as essential infrastructure rather than lifestyle extras. Every residence will sit within a short walk of green space or the waterfront, creating an environment that encourages movement and outdoor living throughout the year.

Unlike many waterfront developments that prioritise density and maximising sea views, Fahid Island has adopted a lower-density approach with an emphasis on open space and landscape. Nearly one million square metres of parks and green areas are planned across the island, while extensive mangrove habitats will remain protected as part of the wider ecological strategy.

Its location allows residents to benefit from the strengths of Abu Dhabi's two most successful island destinations. The museums and beaches of Saadiyat Island sit minutes to the west, while Yas Island's marinas, golf courses and entertainment venues are equally accessible to the east. Fahid occupies a unique middle ground between culture and leisure while establishing an identity of its own centred around wellbeing and nature.

Walkability is expected to become one of the defining characteristics of the community. The island has been designed around shaded pedestrian routes, waterfront promenades and cycling infrastructure, reducing reliance on cars and creating a lifestyle that feels noticeably different from traditional Gulf master developments.

What Not to Expect

Fahid Island is unlikely to appeal to buyers seeking the energy of a city centre environment or the convenience of an already mature community. Retail, schools and amenities will develop gradually over the coming years, and the island's appeal lies more in space, nature and long-term lifestyle value than in immediate urban convenience.

Architecture

Architecture on Fahid Island is expected to follow a contemporary coastal language, with an emphasis on natural materials, generous outdoor spaces and a close relationship with the surrounding landscape.

The residential offering will include beachfront villas, waterfront mansions, low-rise apartments and branded residences, with many homes designed to maximise views towards the Arabian Gulf, beaches and mangrove forests. Large terraces, floor-to-ceiling glazing and seamless indoor-outdoor living spaces are likely to become defining characteristics of the island's architecture.

Unlike the vertical skyline of Al Reem Island or the resort architecture of Yas Island, Fahid Island appears to favour lower-density development and a more understated architectural identity. Early projects have already demonstrated a preference for contemporary forms and landscape-led design rather than landmark towers or highly expressive architecture.

More than any other emerging community in Abu Dhabi, Fahid Island has been designed around the idea that architecture should support wellbeing, movement and a stronger connection to nature. That philosophy may ultimately become its defining characteristic.
