EYWA Way of Water

Eywa Way of Water sits on a canal-side site on Marasi Drive in Business Bay, placing the development close to Downtown Dubai while giving residents a direct connection to the water. The project was conceived as a residential building in which architecture, interiors, landscape, and wellness facilities are treated as parts of one design system rather than separate elements.

OAD designed the architecture, with Zane Tetere-Sulce credited as project architect and interior designer, while John R Harris & Partners is the lead design consultant. The building takes the form of a large mangrove tree, with ceramic elements resembling trunks and roots extending across the façade. Stingrays, turtles, sea urchins and corals appear throughout the architecture as sculptural references to the underwater world.

The ocean theme continues inside. The project uses sound, light, scent, tactile surfaces and architectural art to create a more immersive residential environment. The main entrance and lobby are conceived around a coral-reef setting, with a library and seating area beneath a large stingray-inspired sculpture. Waterfalls, planting and aquatic references recur through the communal spaces.

The residential collection comprises 2- and 3-bedroom homes on the lower residential levels, 4-bedroom Sky Collection residences, three duplexes and a five-bedroom penthouse. Every residence has a private lobby with direct lift access. Larger residences add separate service entrances, while the duplexes and penthouse include access to the private Tulkun Lounge.

The two-bedroom residences range from approximately 2,188 to 2,955 sq. ft. in total area. Three-bedroom residences range from approximately 4,669 to 4,842 sq. ft., while the four-bedroom collection extends from approximately 5,676 to 8,598 sq. ft. The three duplexes comprise a 3-bedroom home of 5,609 sq. ft., a 4-bedroom home of 8,542 sq. ft. and a 5-bedroom home of 9,915 sq. ft.

The residences are fully finished, with Australian Paldao cabinetry and appliances from Miele, Liebherr and Bosch. Three-, four- and five-bedroom layouts include a secondary kitchen, while the larger homes feature dressing rooms, en-suite bathrooms, private lobbies and service areas. Materials include Diano Reale marble, Lemurian Blue granite, stained oak or walnut parquet and structured tempered glass. The residences also integrate smart-home technology.

Outdoor space is treated as an extension of the interiors. The residence plans include private pools and waterfalls on the terraces, while the larger duplexes and penthouse add more substantial outdoor areas. The five-bedroom penthouse occupies levels 22 and 23, with a total area of approximately 22,972 sq. ft. Its design includes a 25-metre pool, an infinity pool, multiple terraces, an indoor cinema and an outdoor cinema.

Wellness is concentrated on the dedicated amenities floor. Facilities include multiple swimming pools, a gym, yoga spaces, meditation facilities, a spa, several types of sauna, an ice bath, cryosauna, Ayurveda and Japanese treatment rooms, an outdoor cinema and a hydroponic farm. A 5-metre-high sound-healing and meditation pyramid and a crystal labyrinth add more unusual elements to the amenity programme.

The project also incorporates several environmental and building technologies, including MERV 14 air filtration, ionisation, robotic ventilation cleaning, Vortex Biotech's VLED air-purification system, water filtration and treatment systems, and integrated electromagnetic-field protection. Eywa is targeting LEED Platinum, WELL Platinum and WiredScore Platinum certification.

The development's wider service concept includes an Eywa Private Wealth Membership Club, Health & Longevity Concierge, daily-routine concierge, private dining and eco-friendly transport services. The building's programme also includes recurring resident events such as cinema nights, lectures, culinary performances and sound-healing sessions.
