Naia Island is a new ultra-luxury private island by Shamal Holding, set off the Jumeirah coastline near Umm Suqeim and the Burj Al Arab. The island will cover about 13 hectares and will have around 6 kilometres of beachfrontage. Completion and opening are planned for 2029. The master plan focuses on low-rise design, wide green spaces, coastal paths, private beaches, and buildings shaped around sea views and Dubai skyline views.
Naia Island is located off the coast of Jumeirah, close to Umm Suqeim and Jumeirah 3. Its position places it near some of Dubai’s most recognised landmarks, including Burj Al Arab, Madinat Jumeirah, Jumeirah Beach, Kite Beach, and Mall of the Emirates. The island will connect to Dubai’s main road network, so residents can reach key areas such as Downtown Dubai, Dubai Marina, DIFC, and Palm Jumeirah with ease. The location gives the project a rare mix of privacy and city access, which is one of its strongest points.
The development will offer a limited collection of high-end beachfront residences, private villas, estate plots, luxury suites, and private pool villas. The project will also host the Middle East’s first Cheval Blanc Maison. This hospitality-led address is planned with luxury suites and private pool villas. Some residences will have direct beach access, private pools, large outdoor areas, and full access to Cheval Blanc services. Estate plots will suit buyers who want to build custom homes in a private island setting.
Naia Island is planned as a quiet, private, and service-led address. Transport will be mainly by private road access, with the wider area also close to Sheikh Zayed Road. The island will include a private marina, beach access, wellness spaces, fine dining, green areas, and coastal walkways. Nearby healthcare options include hospitals and clinics in Jumeirah, Umm Suqeim, and Al Sufouh. Families will also find schools and nurseries within a short drive, including options in Jumeirah and Umm Suqeim. Daily needs, retail, hotels, beaches, and leisure spots are close by, while the island itself is set to offer a resort-style life with privacy at its centre.
Naia Island is one of Dubai’s most exclusive new coastal projects. It brings together a prime Jumeirah location, a limited number of homes, Cheval Blanc hospitality, private beaches, a marina, and low-rise design. With handover planned for 2029, it is aimed at buyers who want rare waterfront property, long-term value, and a private address close to the best of Dubai.
