Emaar Properties is developing Mareva 2, which is currently under construction. Emaar lists a starting price of AED 13.83 million for the development, while the current project information indicates a Q1 2030 handover.
The project offers four, five and six-bedroom villas. The published payment structure is 10% on booking, 70% during construction and 20% on handover.
Mareva 2 is one of several villa collections within The Oasis, alongside Marèva, Address Villas – Tierra, Lavita, Mirage, Palmiera and Palace Villas – Ostra. This allows the wider masterplan to cater to different villa sizes and architectural concepts while maintaining its focus on landscaped and waterfront living.

The architecture combines fluid forms, bold silhouettes and contemporary detailing. Inside, Emaar describes a palette of warm neutrals, organic hues, and rich textures, with interiors designed to create a softer relationship between the built environment and the surrounding landscape.
Private outdoor space is central to the concept. The villas feature open layouts and outdoor areas, while their positioning within The Oasis offers lagoon-facing and landscaped views. The exact outlook depends on the individual villa's location and orientation.
Location and Accessibility
Mareva 2 is located within The Oasis, with access to Sheikh Zayed Bin Hamdan Road (D54) and Emirates Road (E611). These roads provide connections towards central Dubai, Dubai South and other parts of the emirate.
The location is deliberately different from Dubai's established coastal villa communities. Rather than being surrounded by dense urban development, Mareva 2 is part of a low-density masterplan structured around lagoons, greenery and open spaces.
