Canal Crown is being developed by DAMAC Properties in partnership with de GRISOGONO. The project is a single residential tower, with the lower residential floors dedicated to studios, one and two-bedroom apartments and the upper levels reserved for larger three and four-bedroom duplexes. Current market data places the project at approximately 26% completion, with handover expected in Q1 2027.
The project was launched in 2023 and has an off-plan payment structure. Current published information indicates 20% on booking, 55% during construction and 25% on handover, although individual resale contracts may have different outstanding payment obligations.
The collaboration with de GRISOGONO is central to the project's identity. DAMAC describes the architecture and interiors as inspired by precious peridot gems found in meteorites, creating a design language intended to differentiate Canal Crown from conventional Business Bay residential towers.
Property Types and Features
Canal Crown offers studios and one and two-bedroom apartments across the main residential floors, while the upper section contains larger three and four-bedroom duplexes. Current listings show studios generally around 435 to 460 sq. ft., while one-bedroom apartments commonly range from approximately 800 to 1,000 sq. ft.
Two-bedroom apartments include more conventional layouts of around 1,300 to 1,500 sq. ft., alongside much larger duplex-style residences approaching 4,000 sq. ft. Current listings include two-bedroom residences of approximately 1,408 sq. ft., as well as large two-bedroom duplexes of around 3,990 to 4,396 sq. ft.
Curved balconies are a defining feature throughout the development, extending living areas outdoors while providing views toward the canal or Burj Khalifa, depending on the apartment's orientation. Current resale listings include high-floor one-bedroom apartments with direct canal views and residences marketed with combined canal and Burj Khalifa outlooks.
The upper duplex residences provide a substantially different proposition from the standard apartments, with larger floor plans, additional bedrooms and more generous entertaining areas. This creates a broad spectrum of homes, from relatively compact studios to large waterfront residences.
