Sei Saadiyat

Sei Saadiyat is a newly announced residential development by Aldar Properties in the Saadiyat Cultural District on Saadiyat Island, Abu Dhabi. Aldar announced the project on 27 August 2026 as a new collection of homes within one of Abu Dhabi's most established cultural destinations. The initial project positioning centres on balance and simplicity, with an emphasis on considered spaces, natural materials and a quieter residential character.

At this early stage, Sei Saadiyat is confirmed to comprise studios and 1-, 2- and 3-bedroom apartments. However, Aldar has not yet released the detailed floor plans or floor areas for these residences. Aldar has also not announced the total number of homes, so the development's overall scale and exact residential mix remain to be confirmed.

The project's design philosophy is currently expressed through four themes: Light, Space, Material and Stillness. These describe the intended character of the residences rather than confirmed specifications. The concept emphasises natural light, considered proportions, natural finishes, and a quieter residential environment.

Sei Saadiyat's location within Saadiyat Cultural District is central to its positioning. The development sits within the wider cultural precinct that includes Louvre Abu Dhabi, Zayed National Museum and teamLab Phenomena Abu Dhabi, with the forthcoming Guggenheim Abu Dhabi also forming part of the district's cultural landscape. The concentration of museums and cultural institutions gives the location a distinct character within Abu Dhabi's luxury residential market.

The wider Saadiyat Island also provides access to established educational, leisure and hospitality destinations. The area is home to institutions including NYU Abu Dhabi, Cranleigh Abu Dhabi and Berklee Abu Dhabi, while the island's beaches, hotels, restaurants and golf facilities contribute to its broader lifestyle offering.

Aldar has an established presence on Saadiyat Island, with developments including Saadiyat Grove, The Row Saadiyat and Baccarat Residences Saadiyat. These are separate projects, but they form part of the wider residential landscape in which Sei Saadiyat is being introduced.

The project is currently at the pre-launch stage. A 10/50/40 payment plan and Q4 2030 expected handover are currently published, but the official price list has not yet been released. The same applies to floor areas, detailed layouts, total residence count, architect and interior design team, and project-specific amenities.

Sei Saadiyat is therefore best presented at this stage as an early Aldar residential launch in Saadiyat Cultural District, rather than attempting to describe a fully specified development before the official sales documentation is available. As Aldar releases the brochure, floor plans, pricing and further project details, the guide can be expanded accordingly.
