The Arthouse takes a different approach to residential development in Saadiyat Cultural District, drawing on the atmosphere and membership model of private arts clubs. Developed by Aldar, the project is designed around the idea of a “gallery for living”, combining residential spaces with places for creativity, social interaction and leisure.
The development occupies a particularly significant position within Saadiyat. It is surrounded by the institutions that define the Cultural District, including Louvre Abu Dhabi, Zayed National Museum, Guggenheim Abu Dhabi, Natural History Museum Abu Dhabi, teamLab Phenomena Abu Dhabi and the Abu Dhabi Performing Arts Centre. The relationship with these cultural destinations is central to the project's identity, not simply a location benefit.
The Arthouse comprises three residential buildings with a collection of one-, two-, two-plus and three-bedroom apartments, together with two five-bedroom sky villas. Aldar's original launch announcement described the residences as spacious homes with premium branded kitchens and wardrobes. The current project page focuses on the one- to three-bedroom apartment collection, suggesting that the sky villas should be treated as a distinct component of the original launch rather than assumed to represent the current available inventory.
Apartment sizes currently listed for the development range from approximately 1,022 to 13,863 sq. ft., with the upper end reflecting the project's larger residences rather than standard apartments. The published project information should therefore be consulted at unit level when quoting a specific floor plan or size.
DiLeonardo designed the interiors, whose work supports the project's broader emphasis on art and design. Rather than treating artwork as an additional decorative layer, the development incorporates creative spaces into the resident experience, including an art studio, gallery-oriented spaces and communal areas intended for gathering and collaboration. Aldar's original launch material describes the project as a place where residents can “collaborate, co-create, and connect”.
The amenity programme is unusually extensive for a residential project of this scale. The current Aldar project page lists a Creative Majlis, Arthouse Cinema, Health Club, Art Studio, Supper Club, Kids Playroom, Core Studio, Entertainment Lounge, Coworking Spaces, Secret Garden, Sky Garden, Rooftop Deck, Night Tennis and Grand Lobby.
The rooftop is particularly important to the architecture and lifestyle proposition. Aldar describes a rooftop lounge and pool surrounded by gardens, creating a shared outdoor setting above the residential buildings. The original launch announcement also described rooftop pools and a garden as defining features of the project, with views toward the surrounding architecture and the Arabian Gulf.
The social spaces give The Arthouse a more club-like character than a conventional residential amenity deck. A cinema, supper club, entertainment lounge and creative majlis create spaces for residents to spend time outside their apartments, while the coworking spaces provide a more functional component for residents who work from home or use flexible working arrangements.
Health and movement are incorporated through the Health Club, Core Studio and night tennis court, while the children's playroom provides a dedicated indoor space for younger residents. The combination of cultural, social, wellness, and work-oriented facilities aligns with Aldar's intention to create a residential community organised around shared interests rather than simply a collection of private homes.
The location also gives residents access to the wider Saadiyat Island lifestyle. Saadiyat Grove provides retail, dining and leisure uses within the Cultural District, while Mamsha Al Saadiyat and Soul Beach extend the waterfront and beach offering. Educational institutions on Saadiyat include New York University Abu Dhabi and Berklee Abu Dhabi, while Cranleigh Abu Dhabi is also located on the island.
The cultural setting is continuing to develop. Saadiyat Cultural District is now being shaped around a cluster of major institutions rather than a single museum destination, with the Louvre Abu Dhabi, Guggenheim Abu Dhabi, Zayed National Museum, Natural History Museum Abu Dhabi and teamLab Phenomena forming part of the district's wider cultural ecosystem. Saadiyat Grove is also scheduled to open in Q4 2026, adding a substantial retail and dining component to the district.
Sustainability is another component of the original project brief. The Arthouse was announced with a target of 3 Pearl Estidama certification and a 2-star Fitwel rating, with Aldar highlighting measures intended to improve energy efficiency and reduce water consumption. These are certification targets, not completed ratings, and should be described as such.
Aldar's own project page positions The Arthouse around culture, creativity and the social qualities of a private members' club. That positioning makes the development particularly dependent on its communal spaces and its relationship with Saadiyat Cultural District: the apartments are one part of a broader residential concept in which the surrounding cultural institutions and the building's own shared spaces are intended to form part of everyday life.
