Talay at Marsa Al Saadiyat

Talay introduces the first residential homes within Marsa Al Saadiyat, Aldar's new waterfront destination forming the final chapter of the wider Saadiyat Island masterplan. Launched in September 2026, the project comprises 167 standalone villas, including four-, five-, and six-bedroom homes arranged in a gated residential setting. A second collection, Talay Beach, adds another 184 villas to the first Marsa Al Saadiyat residential release.

The development takes a distinctly low-density approach. Rather than introducing another apartment-led waterfront address, Talay is built around large standalone homes and landscaped communal spaces. Current project information describes the villas as spanning two floors, with private gardens and covered parking, while the broader architectural language blends contemporary forms with details drawn from Emirati design.

A distinctive element is the collaboration with Emirati artist Abdalla Almulla. Almulla has created bespoke louvre elements for the villas, with his work extending into the public realm through a commissioned fountain within Talay. The collaboration gives the architecture a local reference without relying on traditional architectural forms as decoration.

The villas are available in three-bedroom configurations. Current project information gives built-up areas of approximately 5,403 sq. ft. for the four-bedroom homes, 6,318 sq. ft. for the five-bedroom homes and 6,781 sq. ft. for the six-bedroom homes. The exact plot areas vary by villa and should therefore be considered separately from the built-up areas.

Interiors are offered in two design palettes, while the homes are planned around generous living spaces and a stronger relationship between the interior and private outdoor areas. The garden component is particularly relevant to the Talay proposition: the development is intended to provide the scale of a standalone villa while placing residents within a managed community rather than an isolated individual plot.

Landscape plays an important role in the neighbourhood. A central green corridor runs through Talay, incorporating water features inspired by the traditional Emirati aflaj irrigation system. An outdoor majlis pavilion adds a more distinctly local gathering space, while the landscaped setting connects the residential streets to pedestrian routes and the wider coastal environment.

The community's facilities include a residents' swimming pool and children's pool, gym, padel court, jogging and cycling routes, children's discovery garden and landscaped green spaces. The development also provides beach access. These facilities are distinct from the much larger collection of amenities planned across the wider Marsa Al Saadiyat masterplan.

That wider setting is a substantial part of the project's proposition. Marsa Al Saadiyat spans approximately 6.4 million sq. m and eight kilometres of coastline, with a one-kilometre waterfront promenade, natural beaches, a central park and a marina planned as part of the destination. Aldar positions the district as the final major phase of the Saadiyat Island masterplan.

The masterplan also extends Saadiyat's existing cultural and educational ecosystem. The new district is planned alongside schools, hospitality, retail and dining, while its position on Saadiyat Island places it within reach of the Louvre Abu Dhabi, Manarat Al Saadiyat, the Guggenheim Abu Dhabi site and NYU Abu Dhabi. The distinction between what is inside Talay and what belongs to the wider Marsa Al Saadiyat or Saadiyat Island context is important: the latter should not be presented as Talay's private amenities.

Connectivity is also being incorporated into the masterplan rather than treated simply as a road-access proposition. Marsa Al Saadiyat is planned around an integrated mobility network, including an Etihad Rail underground high-speed rail station within a Transit-Oriented Development hub. Aldar's masterplan material also highlights 140 km of interconnected walking routes and a 46 km cycling route across the wider destination.

Talay therefore sits at an interesting point in Saadiyat Island's evolution: it is a new-build villa community rather than an established neighbourhood, but it is being introduced into an island that already has a mature cultural and residential identity. The appeal is less about creating an entirely new destination from scratch and more about extending Saadiyat's beachfront, cultural and residential character into its final major waterfront district.
