Marsa Al Saadiyat

Marsa Al Saadiyat is a landmark waterfront destination by Aldar Properties on Saadiyat Island, Abu Dhabi. Officially launched in July 2026, the development marks the final major chapter in the evolution of Saadiyat Island. Previously referred to as Saadiyat Marina District, the destination spans approximately 6.4 million square metres and carries an estimated gross development value of AED 100 billion. The masterplan extends across approximately 8 kilometres of waterfront, bringing together residential neighbourhoods, beaches, marina facilities, hospitality, culture, retail and community infrastructure.

The residential offering at Marsa Al Saadiyat is planned across several distinct categories, including private waterfront mansions, luxury villas, waterfront apartments and branded residences. Rather than concentrating on a single residential format, Aldar is creating a diverse collection of neighbourhoods designed to appeal to different lifestyles and levels of privacy. Detailed layouts, unit sizes and pricing for the individual residential phases have not yet been fully released, with the first residential sales expected during the second half of 2026.

Water is central to the masterplan. Marsa Al Saadiyat will feature approximately 5.6 kilometres of beaches and a one-kilometre waterfront promenade connecting the marina, residential neighbourhoods, restaurants, cafés and retail destinations. At the centre of the development will be Abu Dhabi's largest marina, planned with approximately 350 berths for yachts and sailing boats, alongside a dedicated yacht club and two luxury hotels. The combination of residential, hospitality and marina uses is intended to create an active waterfront throughout the day rather than a purely residential coastline.

Green space is another major element of Marsa Al Saadiyat. A landscaped central park will form a green spine through the community, connecting residential neighbourhoods with outdoor amenities and the waterfront. The masterplan includes approximately 140 kilometres of walking paths and a 46-kilometre cycling route, encouraging residents to move through the community on foot or by bicycle. Community clubhouses, swimming pools, sports facilities and landscaped outdoor spaces will complement the residential neighbourhoods.

Culture also plays a significant role in the development. Marsa Al Saadiyat will include a dedicated theatre district anchored by Dar Al Funoon, a performing arts venue planned to accommodate more than 6,000 guests. Its position within Saadiyat Island places residents close to the existing Saadiyat Cultural District, including Louvre Abu Dhabi and the island's growing collection of museums, galleries, dining and hospitality destinations. This gives Marsa Al Saadiyat a different proposition from many waterfront communities, combining coastal living with access to one of Abu Dhabi's most important cultural destinations.

The development is also being planned with significant transport infrastructure. An underground Etihad Rail high-speed station is planned as part of the masterplan, while new roads, tunnels and bridges will connect Marsa Al Saadiyat with surrounding parts of Abu Dhabi. These connections are intended to improve access to the city and the wider UAE while maintaining the community's walkable, cycle-friendly character.

Marsa Al Saadiyat is therefore much more than a new residential project. It is a large-scale waterfront district designed to bring together homes, beaches, marina living, hospitality, culture, education, healthcare, retail, and outdoor recreation within a single integrated destination. With its substantial scale, limited waterfront land on Saadiyat Island and Aldar's established role as master developer, the project is positioned to become one of Abu Dhabi's most significant new luxury residential and lifestyle destinations.
