Hayyan

Hayyan by Alef Group is a nature-focused community in Barashi, Sharjah, near Emirates Road. The current master plan covers approximately 6.6 million sq. ft. and includes 1,881 villas, townhouses, and mansions. In 2026, Alef Group awarded AED 750 million in contracts for the final phase, which includes the Samr and Deem clusters, the mall, the clubhouse, and public spaces. Current delivery is expected in 2027. Architect Mariam Masomi designed the community around Sharjah's cultural character, with modern homes, natural materials, green corridors and open spaces. More than 20,000 trees, edible gardens and a large swimmable lagoon shape its landscaped environment.

Hayyan is located in Barashi on Emirates Road, which provides direct access to key areas across Sharjah and Dubai. The community is around 8 minutes from Sharjah National Park and 10 minutes from Sharjah Mosque. University City is about 15 minutes away, and Sharjah International Airport can also be reached in 15 minutes. The location also offers access to major retail, education and healthcare destinations, including 06 Mall and Sharjah Healthcare City.

Hayyan offers a range of townhouses and villas designed for different family needs. Available layouts include two, three, and four-bedroom townhouses, along with larger four and six-bedroom villas.
