Manchester City Yas Residences

Manchester City Yas Residences by Ohana is a large-scale branded residential community by Ohana Development, created in partnership with Manchester City on Yas Canal in Abu Dhabi. Launched in February 2026, the development represents Manchester City's first globally branded residential project and spans approximately 18.3 million sq. ft., according to the project's current official website.

The masterplan brings together a broad collection of residential formats, including 1-, 2- and 3-bedroom apartments, penthouses, townhouses, 4- and 5-bedroom villas, and 2- to 4-bedroom maisonettes. The apartments line the canal promenade, while the villas and townhouses are arranged in residential clusters designed around outdoor living and privacy. Selected ground-floor maisonettes also feature private pools.

The apartment collection starts from approximately 850 sq. ft., while the larger maisonettes extend to approximately 14,747 sq. ft. The project's official site currently lists apartments from AED 2 million, with the wider residential collection extending considerably higher depending on property type and size.

Sport and wellbeing are central to the concept. Rather than simply applying the Manchester City name to the residences, the development incorporates spaces inspired by the environments and routines associated with elite sport. These include a Manchester City Training Academy, Gym & Fitness Centre, Tactical Room, City Lounge, Match Day Terrace and Canal Sports Lounge. The project also includes a SPA & Wellness Centre and Longevity Treatment Rooms designed around recovery and wellbeing.

The wider community is planned around the waterfront, with a Canal Promenade, parks and gardens, a rooftop and infinity pool, a City Café, a fine-dining restaurant, and watersports facilities. Official project materials also highlight a sports complex, recovery pier, Skybox Lounge, Heritage Centre, and Watersports Club as part of the broader amenity ecosystem.

The location on Yas Canal places Manchester City Yas Residences within one of Abu Dhabi's major leisure and entertainment destinations. Official project information puts Ferrari World Abu Dhabi about six minutes away, Yas Marina about six minutes away, SeaWorld Abu Dhabi about seven minutes away, Warner Bros. World about nine minutes away, and Yas Waterworld about ten minutes away. Yas Bay and Etihad Arena are also about five and four minutes away, respectively.

The development is also positioned for convenient access beyond Yas Island. Abu Dhabi International Airport is approximately 10–15 minutes away, while Louvre Abu Dhabi and Sheikh Zayed Grand Mosque are approximately 15–20 minutes away. Al Reem Island and Abu Dhabi Corniche are about 25–30 minutes away, and Dubai is about 50–60 minutes away by car, according to the developer's current location information.

Manchester City Yas Residences is being delivered in phases, with official project information currently listing Q3 2028 for Phase 1 and Q4 2029 for Phase 2. Buyers can choose between several payment structures, including 50/50 and 35/65 developer plans. The project is offered on a freehold basis and is eligible for the UAE Golden Visa.

The development therefore combines the appeal of a branded residence with a much broader community concept. Its proposition centres on football culture, elite sport, wellness, waterfront living, and Yas Island's leisure infrastructure, making it distinct from a conventional branded apartment development.
