Arabian Ranches account for 70% of golf home transactions

Dubai’s rapidly becoming the scene for golf enthusiasts and lovers. With the DP World tournament and the Dubai Desert Classic receiving huge supporters and players year on year, an increasing number of residents look for golf homes. The golf communities currently prevalent in Dubai are Arabian Ranches, Emirates Hills, and Jumeirah Golf Estates.

The golf homes not only provide a scenic environment, but forms a community with similar interests. Areas such as the Jumeirah Golf Estates host a social club house that has events everyday from salsa dancing to curry nights.

70% of the golf community villas sold are from the Arabian Ranches area from January to May 2016, according to REIDIN. The area offers the smallest villa sizes at 3,796 square feet. An average Emirates Hills villa is five times that size. Golf homes in Dubai sold at a wide range from AED 1.6 million for an Arabian Ranches villa to AED 53 million for an Emirates Hills villa so far this year. 

 “Golf homes can expect good rental yields and capital appreciation, depending on the location within the development and views” says Paul Clark, Luxury Sales Specialist at Luxhabitat who specialises in the Arabian Ranches and Jumeirah Golf Estates areas. “Golf communities in general carry an extra prestige factor, this also usually warrants high quality properties, top class facilities, family community, good accessibility and safe secure environment.”

Golf homes can expect good rental yields and capital appreciation, depending on the location within the development and views.

Luxury Sales Director, Andrew Cleator adds, “Buying in a golfing development nearly always adds to the investment security as golfing enthusiasts and end users looking for tranquil surrounding will always pay a premium to reside in such an environment.” 

 Tugba Dogan, Emirates Hills Luxury Specialist says that the premium returns on these golf properties depends on location, quality and views. “Usually, the standard for build is 30 percent.” she says. 

The returns for standard built (for golf properties) is 30%.

The success of golf properties here in Dubai have given rise to several new developments in the Arabian Ranches, Emirates Hills and Jumeirah Golf Estates areas. But how does this affect the current residents with all the new construction?

 “At Jumeirah Golf Estates many of the developments still have a certain level of construction going on and the current residents seem unfazed by this and have the foresight to accept the temporary inconvenience if any.” Says Clark. 

“Yes, almost all the established golf communities are currently undergoing extensions. This shouldn’t have much of an impact on the current residents and ultimately this will give added value to their community as a whole when the development is fully complete.” Says Cleator.
