LUXHABITAT's latest Portal Insights report examines the luxury property types, communities, and developments attracting interest from people enquiring about UAE real estate. Focusing on the luxury and premium segments, the data shows interest in established prime addresses and newer residential developments nationwide.
Combined buyer and tenant leads rose 15% in Q3 2026 from the previous quarter, with rental enquiries driving much of the growth. Palm Jumeirah remained the leading community, while Abu Dhabi made a notable showing in the off-plan project rankings.
Rental enquiries gain ground
Tenant leads rose 144% in Q3 from Q2, while their share of combined buyer and tenant leads increased from 13% to 27%.
The figures point to a change in the mix of enquiries recorded on LUXHABITAT. Although the portal focuses heavily on high-value property, rental enquiries remain an important part of the market, particularly for people looking to access established luxury communities without buying a home.
The wider market provides useful context. Savills' Q3 2026 Dubai Residential Market Report recorded a 16% quarter-on-quarter rebound in rental activity. The two measures are different, but both underline the importance of tracking rental demand alongside sales enquiries.
Palm Jumeirah leads Dubai's community rankings
Palm Jumeirah remained the most-enquired-about community on LUXHABITAT, with leads up 45% from Q2.
The ranking features several established names in Dubai's premium residential market, including Al Barari, Emirates Hills, Dubai Hills, Jumeirah Islands and Jumeirah Golf Estates. These communities appeal to different buyers, from those seeking spacious family villas and landscaped surroundings to those prioritising privacy, golf access, or proximity to the city's main business and lifestyle districts.
Other areas also recorded notable growth. Enquiries in Business Bay rose 86%, Dubai Marina 57%, Al Barari 42%, and Dubai Hills 25%.
The results highlight the continued appeal of established luxury addresses while showing that interest in LUXHABITAT extends across a broader range of Dubai communities. For agencies, the distinction matters: the locations attracting the most enquiries can help inform which properties they choose to promote, although portal rankings alone do not establish the level of demand across the wider market.
Abu Dhabi off-plan market rises
One of the clearest findings in LUXHABITAT's Q3 data is Abu Dhabi's prominence in the off-plan project rankings.
Lantana Hills in Dubai led the list, followed by The Canopies, Al Ghadeer Parks, Wadeem Gardens and Yas Riva Reserve. The four projects immediately following Lantana Hills are all in Abu Dhabi. Sei Saadiyat also featured further down the ranking.
The result is worth noting against the wider market backdrop. Abu Dhabi's off-plan segment has remained a major driver of residential activity. According to Savills' Q2 2026 Abu Dhabi Residential Market Report, off-plan properties accounted for 85% of residential transactions during the quarter. Savills also reported that residential transaction volumes for the first half of 2026 were 107% higher than in the same period a year earlier.
The market context is also reflected in Emirates NBD Research's October 2026 assessment, which found that off-plan sales accounted for 82% of residential transactions in H1.
These figures measure registered market transactions, not website enquiries, so they should not be directly compared with LUXHABITAT's rankings. Nevertheless, they show that Abu Dhabi projects on the portal sit in a market where off-plan properties have played a substantial role.
The developments span different property types. The Canopies introduces waterfront apartments at Yas Point, while Wadeem Gardens and Yas Riva Reserve focus on villa communities. Sei Saadiyat adds another Abu Dhabi project to the ranking, located within Saadiyat Cultural District.
For a portal focused on luxury homes, this mix matters. Abu Dhabi's new waterfront destinations, established cultural districts, and villa communities offer alternatives to Dubai for buyers considering premium property across the UAE.
An international audience for UAE luxury property
The country ranking shows that the UAE remains the leading country associated with website visitors who submitted enquiries about UAE property. The United States and United Kingdom followed, with India and Pakistan also featuring among the leading countries.
The results illustrate LUXHABITAT's international reach. For premium property, the enquirer's location can be as relevant as the home's location: prospective buyers and tenants may research the UAE from overseas before deciding where to purchase or rent.
The country ranking reflects the country associated with an enquiring website visitor, not their nationality or whether an enquiry ultimately resulted in a transaction. It nevertheless provides a useful snapshot of the international audience engaging with LUXHABITAT.
What the Q3 figures tell us
Three themes stand out in LUXHABITAT's Q3 data. Rental enquiries accounted for a larger share of activity, Palm Jumeirah maintained its leading position among communities, and Abu Dhabi developments ranked prominently in the off-plan rankings.
The results also reflect the range of the UAE's premium residential offering. Established Dubai addresses continue to attract attention, while Abu Dhabi's new waterfront and villa communities are becoming an increasingly important part of the off-plan picture.
For agencies and developers, these insights show which communities and projects are attracting enquiries through LUXHABITAT. Future editions of Portal Insights will track how these patterns evolve across subsequent quarters.
Methodology: This report compares internal LUXHABITAT portal data for Q2 and Q3 2026. Percentage changes are rounded to whole numbers. The findings describe activity recorded on LUXHABITAT and are not intended to represent the entire UAE luxury property market. External market reports measure registered transactions, which are distinct from enquiries recorded on the portal.
