Open House: A contemporary, coastal home in Palm Jumeirah
Nestled on Palm Jumeirah's Frond M, this contemporary home ticks all the boxes for an exceptional abode

In this edition of 'Open House', we visit a Palm Jumeirah villa developed by 25 Degrees. An immediate sense of sophistication envelops you right from entry, courtesy of the modern design language accentuated by natural stones and muted colors.
25 Degrees: We chose this villa as it is so close to the tip of the frond, providing spectacular views out into the open water, and extra privacy and seclusion from neighbours on the opposite frond. The main living room has wide panoramic windows which open fully onto the terrace, where you look straight over the infinity pool onto the sea, with the stunning backdrop of the cityscape also in view.
We stripped back the original villa to its concrete core and started afresh, as it was tired and outdated, from the finishes to the materials and colour scheme. It was also very poorly laid out and failed to use the space to provide ultimate convenience, luxury, and spaciousness . We completely remodelled the layout to allow more open-style living, using glazing as much as possible to facilitate the flow of natural light and take advantage of the beautiful views over the beach and open water, as well as the Dubai Marina and skyline view.
The new villa is a truly modern home. The wiring, plumbing, and air conditioning systems are new and top of the range – and all managed through a central home automation system for convenience. The indoors have been finished to the highest European standards, making them perfect for contemporary, convenient living. The garden has been landscaped and oriented perfectly to maximize the beach living experience and the stunning views that come with its proximity to one of the tips on the incredible Palm Jumeirah.
The villa layout and style received a holistic design approach with neutral tones throughout. The architecture is a fusion of Miami style mixed with concepts from Dubai. The interior is designed to be modern but still warm and homely. With its rich textures and contrasting colors of natural stone, the villa exudes a warm and luxurious atmosphere. The layout is perfect for relaxing and enjoying day-to-day life, and thanks to the arrangement of the dining and bar area, it’s also ideal for hosting guests.
We imported all the furniture from Europe, including brands such as Minotti and Cattelan Italia. We have hand-picked the decorative lighting throughout the home from the most luxurious brands, including Baxter and Panzeri. All the integrated appliances in the kitchen are from Gaggenau.
Upstairs, the bedrooms feel opulent and cosy. The landscaping outside features carefully designed elements such as natural stones and materials, a calming water feature, luscious greenery, and an infinity pool overlooking the sea. It makes both the villa and the garden the perfect place to either relax or entertain.
We've paid close attention to detail on all design elements in the villa, but the stonework is perhaps the most impressive - and it has attracted comments from many who have viewed the home. We’ve had various premium stones imported from Italy, Greece, and Brazil, and integrated it into the property in various cuts and finishes. These include backlit Italian white onyx in the entrance hall, backlit oyster stone from Italy in the bar area, and white Calacatta marble from Greece. It’s the small features and attention to detail on the finishes that combine to add to the feeling of luxury.
It was challenging to design the layout of the kitchen in an open plan house, as whether you’re cooking at home yourself, or have chefs on-deck for you or your guests, it’s best to avoid the noise and odours of the cooking moving through the living and entertaining spaces. Here we designed a show kitchen for light, family use, as well as a separate ‘dirty kitchen’ which is tucked away out of view. Of course, heat can be a problem in Dubai in the middle of summer, so we’ve fitted a pool chiller, to make sure that a dip in the pool is refreshing during all months of the year.
The living room is the centre place in the home and our favorite place to be. You can sit back here on luxurious furniture looking out over the pool, the sea, and Dubai’s skyline all at once.
Palm Jumeirah is the perfect place in Dubai to live. Here you can live on your own private beach, while only a short drive away from all the city’s biggest attractions. There are also so many amenities right here on The Palm now, with top restaurants, the mall, countless supermarkets, a cinema, and all the hotels with their restaurants, gyms, spas and sports facilities.
The area facilitates complete relaxation, with stunning views night and day and beach-side pools away from the hustle and bustle of the city. But it can also cater for a more active lifestyle, with access to water sports like canoeing, SUP, and e-foiling from your own private beach. It is also the most secure neighborhood in Dubai, with a security points on each frond, making it perfect for families with children.
This home would be perfect for anybody who wants to be in Dubai, enjoying all the city has to offer; but also wants the tranquility of living in a gated private community, on a private beach, whilst living in a villa finished elegantly to the highest level of specification and sophistication.
