Baia takes a different approach to waterfront living in Al Raha Beach, bringing together 50 townhouses rather than a larger collection of apartments. Reportage's project material emphasises the relationship between the residences and the canal, while the development's low-rise scale keeps the focus on individual homes rather than a high-density residential tower. The result is a more house-led format within Al Raha Beach, suited to buyers seeking extra space and the separation of a townhouse while staying close to Abu Dhabi's main coastal and leisure destinations.

Shared facilities focus on everyday recreation and outdoor living. Baia includes a swimming pool, gymnasium, children's play area, landscaped gardens, a pet area and covered parking. The project materials also identify landscaped seating areas and spaces for outdoor gatherings, giving the development a community-oriented character without turning the amenity offering into a resort-style checklist.

Its location is one of Baia's more practical advantages. Al Raha Beach sits on the coast between Abu Dhabi and the airport, with road connections to the wider emirate and close access to Yas Island. Reportage places Khalifa City and Etihad Arena about 10 minutes away, while Yas Island, Ferrari World and Sheikh Zayed Grand Mosque are listed at about 15 minutes.
