The Ritz-Carlton Residences, Al Maryah Island

The Ritz-Carlton Residences, Al Maryah Island brings The Ritz-Carlton residential brand to one of Abu Dhabi's established business and lifestyle destinations. Developed by SAAS Properties in collaboration with Marriott International, the project sits along the waterfront canal of Al Maryah Island, combining a private residential setting with the island's broader commercial, retail, hospitality, and healthcare offerings.

Shaun Killa, Founder and Design Director of Killa Design, leads the architecture. The tower is conceived around a sculptural architectural form and sits above a landscaped podium containing residential amenities and resort-inspired spaces. The development is designed to balance privacy, wellbeing and connectivity within its waterfront setting.

British designer Tara Bernerd, Founder and Creative Director of Tara Bernerd & Partners, is designing the interiors. The Ritz-Carlton Residences, Al Maryah Island marks Bernerd's first project in the Middle East, bringing her experience across luxury hospitality and residential projects to the development.

The residential collection comprises 165 private homes, including one- to four-bedroom simplex residences, duplexes and a signature penthouse. The range gives the development a broader residential mix than a conventional apartment tower, while keeping the number of homes relatively limited for a branded project of this scale.

Residents will have access to a collection of indoor and outdoor facilities, including a state-of-the-art gym and spa, indoor and outdoor swimming pools, an executive golf lounge, a co-working lounge and boardroom, a cinema, landscaped spaces, and dedicated family areas. These facilities are complemented by The Ritz-Carlton service concept.

The setting is particularly relevant to the development's proposition. Al Maryah Island is home to Abu Dhabi Global Market, The Galleria Al Maryah Island, Cleveland Clinic Abu Dhabi and five-star hotels including Rosewood Abu Dhabi and Four Seasons Hotel Abu Dhabi. The island combines a major financial district with retail, dining, hospitality, healthcare and waterfront public spaces.

The wider district is also expanding significantly. Mubadala and Aldar announced a development programme exceeding AED 60 billion for the northern part of Al Maryah Island, with plans for additional offices, residential, retail and hospitality space alongside new infrastructure and public-realm improvements. The expansion is expected to add more than 3,000 luxury residences to the waterfront and further strengthen the island's role as a business and lifestyle destination.

Construction of The Ritz-Carlton Residences, Al Maryah Island is already underway, with handover anticipated in the second quarter of 2030.
