Yas Point

Yas Point is Aldar's newest master-planned waterfront destination, occupying the northern shoreline of Yas Island in Abu Dhabi. Announced in 2026 with a gross development value of AED 6 billion, the community represents the next stage in Yas Island's evolution from a globally recognised entertainment destination into a complete residential and lifestyle district. Covering approximately 600,000 square metres, Yas Point has been designed as a mixed-use waterfront neighbourhood where homes, parks, hospitality, retail and leisure experiences come together around a vibrant coastal setting. Once complete, the development will comprise approximately 1,600 residences and become home to around 5,000 residents.

Unlike many waterfront communities that focus primarily on residential development, Yas Point has been conceived as a destination for both residents and visitors. At its centre is the first public beach on the northern side of Yas Island, complemented by a 700-metre beachfront promenade lined with restaurants, cafés, retail and public gathering spaces. The masterplan is organised around a strong connection between parks and the waterfront, allowing landscaped green spaces to extend naturally towards the shoreline while creating a walkable environment centred on outdoor living. Three signature parks—including the 60,000 sq. m Lea Park—form the backbone of the community, connected by shaded promenades, cycling routes and pedestrian pathways.

Residential development at Yas Point will be delivered across several phases, offering a diverse mix of contemporary apartments, branded residences and luxury homes. The Canopies is the first residential community to launch within the masterplan, introducing a park-centred collection of apartments surrounded by more than 10,000 sq. m of landscaped open space. Future phases will expand the residential offering while maintaining the community's emphasis on architecture, nature and waterfront living. Alongside its residential neighbourhoods, Yas Point will also include a five-star hotel, luxury branded residences, an international school accommodating approximately 3,600 students, community facilities and dedicated watersports, creating one of the most comprehensive waterfront destinations in Abu Dhabi.

One of Yas Point's defining strengths is its location within the wider Yas Island ecosystem. Residents are only minutes from Yas Mall, SeaWorld Abu Dhabi, Ferrari World Abu Dhabi, Warner Bros. World Abu Dhabi, Yas Marina Circuit and the future Disney Abu Dhabi resort. The development has also been planned with future mobility in mind, incorporating water taxi connections, waterfront pathways and strong pedestrian links that connect neighbouring communities including Yas Acres and Yas Riva. This integration allows residents to enjoy the tranquillity of a waterfront neighbourhood while remaining close to Abu Dhabi's leading entertainment, retail and leisure destinations.
