Abu Dhabi has unveiled one of its most ambitious real estate projects to date with the launch of Marsa Al Saadiyat, a landmark waterfront destination with a gross development value of AED 100 billion. Masterplanned by Aldar, the 6.4 million square metre development represents the final phase of Saadiyat Island's transformation, reinforcing the emirate's position as one of the Middle East's leading destinations for luxury living, culture and waterfront real estate.

Previously known as the Saadiyat Marina District, the development was officially renamed Marsa Al Saadiyat, reflecting Abu Dhabi's maritime heritage while signalling the project's role as a vibrant waterfront community centred around the emirate's largest marina. The launch was witnessed by His Highness Sheikh Khaled bin Mohamed bin Zayed Al Nahyan, Crown Prince of Abu Dhabi and Chairman of the Abu Dhabi Executive Council.

Completing the Vision for Saadiyat Island

For more than two decades, Saadiyat Island has evolved into Abu Dhabi's cultural and luxury residential heart, home to destinations such as the Louvre Abu Dhabi, the upcoming Guggenheim Abu Dhabi, Zayed National Museum, Natural History Museum Abu Dhabi and teamLab Phenomena Abu Dhabi.

Marsa Al Saadiyat represents the final major piece of that masterplan. Rather than creating another standalone residential project, Aldar is delivering an integrated waterfront destination where residential, hospitality, leisure and cultural experiences are brought together within a single masterplanned community.

A Waterfront Community Designed Around Lifestyle

The scale of the development is significant. Marsa Al Saadiyat will stretch across 8 kilometres of waterfront, including 5.6 kilometres of beaches, Abu Dhabi's largest marina with capacity for 350 yachts, approximately 140 kilometres of walking paths, a 46-kilometre cycling network, luxury hotels, retail promenades, community parks and a theatre district anchored by Dar Al Funoon, a new performing arts venue with capacity for more than 6,000 guests.

Residential offerings will include private mansions, luxury villas, waterfront apartments and branded residences, alongside a hillside villa enclave designed to maximise views across the surrounding landscape. More than 58,000 residents are expected to call the community home once completed.

The launch also reinforces Aldar's confidence in the long-term growth of Abu Dhabi's luxury market. According to Mohamed Khalifa Al Mubarak, Chairman of the Department of Culture and Tourism – Abu Dhabi and Chairman of Aldar, Marsa Al Saadiyat represents "the most ambitious chapter yet" in the evolution of Saadiyat Island, reflecting the emirate's growing ability to attract international capital and discerning residents.
