Emirates Palace, Mandarin Oriental Mansions

Emirates Palace, Mandarin Oriental Mansions introduces a new residential dimension to one of Abu Dhabi's most recognisable addresses. Developed by LEAD Development in partnership with Emirates Palace Company, the project comprises 35 standalone mansions within the grounds of Emirates Palace, Mandarin Oriental. It is the first time private residential ownership has been introduced within the estate, bringing together a distinctive coastal setting, individual homes and hospitality-led residential services.

The development is shaped by three distinct partners. LEAD Development leads the planning and development of the residences, while Emirates Palace Company owns the estate. Mandarin Oriental Hotel Group oversees the residential hospitality experience, extending its service approach into a private residential environment.

Architecture takes its cues from Abu Dhabi's coastal heritage, interpreted through a contemporary language of proportion, light and landscape. Rather than following a conventional apartment or townhouse arrangement, the masterplan brings together individual mansions, each positioned in relation to the surrounding gardens, courtyards and shoreline. Some residences are enclosed within private gardens, while others are oriented towards the Arabian Gulf. The planning places particular emphasis on privacy, with landscaped spaces and carefully considered arrival sequences forming part of the architectural concept.

Generous interior spaces connect with the outdoor environment, while the combination of private gardens, courtyards and sea-facing orientations gives each home a distinct relationship with its surroundings. The overall architectural approach draws on classical principles of proportion and order, expressed through contemporary design.

The residential experience extends beyond the individual homes through a collection of private hospitality and leisure facilities. A residents' lounge with a Mandarin Oriental tea library provides a central gathering space, complemented by private rooms for work and meetings and a residential-style bar. At the water's edge, a residents-only beach club includes private cabanas, a dedicated children's room, a golf simulator and a chef's table.

Additional residents-only facilities include a wellness spa, cigar room, private swimming pool and executive office. These spaces form part of a wider residential offering curated by Mandarin Oriental, with services intended to bring the convenience of hospitality into everyday private living.

Location is central to the development's identity. Set within the Emirates Palace estate on Al Ras Al Akhdar, the mansions occupy a prominent stretch of Abu Dhabi's western coastline. The setting connects the development with the city's ceremonial and cultural landscape, including Qasr Al Watan, the Founder’s Memorial and the Corniche. It is a central address that combines a private waterfront environment with access to the capital's established cultural, commercial and leisure destinations.

Rather than creating a conventional residential community, Emirates Palace, Mandarin Oriental Mansions introduces a limited collection of private homes within an established hospitality landmark. Its defining characteristics are the individual scale of the residences, their relationship with the Arabian Gulf, and Mandarin Oriental's involvement in the residential service offering.
