Nour Gardens

Nour Gardens is a master-planned residential community by LEAD Development in Masdar City, Abu Dhabi. Spanning approximately 8.94 million sq. ft., the AED 4 billion development is planned around eight residential pods, bringing together different property types within a wider community setting.

The residential concept combines a range of homes to accommodate different household requirements. Pods 1 to 7 are planned to include villas with four to six bedrooms and townhouses with two to four bedrooms, while Pod 8 is dedicated to apartments with one to three bedrooms. The first two pods account for 287 residential units.

A central part of the masterplan integrates everyday amenities within the community. The central pod is planned to accommodate a supermarket, fitness centre, nursery, clinic, food and beverage outlets and a community mosque. Retail and recreational facilities are also incorporated into the wider pedestrian-oriented layout, emphasising accessibility within the neighbourhood.

Sustainability is another defining element of Nour Gardens. The development is designed around environmentally conscious planning and is associated with an Estidama Pearl 3 certification. Its position within Masdar City also places it in one of Abu Dhabi's established sustainable urban development destinations.

The location provides access to Abu Dhabi's wider road network, with connections towards both Abu Dhabi and Dubai. Yas Island and Zayed International Airport are among the key destinations nearby, adding to the location's appeal for residents who travel regularly or want access to the capital's leisure and business destinations.

Nour Gardens brings together a varied residential offering and a neighbourhood-oriented masterplan. Rather than focusing on a single type of home, its combination of apartments, townhouses and villas creates a broader residential environment within Masdar City.
